PMAY-U 2.0 Advancing Housing for All in Urban India

 

1. Pradhan Mantri Awas Yojana–Urban (PMAY-U) was launched in June 2015 with the objective of “Housing for All” in urban areas.

2. PMAY-U provides all-weather pucca houses with basic civic amenities to eligible urban households.

3. The original PMAY-U mission period was up to March 2022, but it has been extended until 30 September 2026 for completion of sanctioned houses.

4. PMAY-U 2.0 was launched in September 2024, based on the implementation experience of PMAY-U and increasing urban housing demand.

5. PMAY-U 2.0 is being implemented from 2024 to 2029 and aims to assist 1 crore additional urban poor and middle-class families.

6. Under PMAY-U 2.0, eligible families can receive financial assistance of up to ₹2.50 lakh per housing unit.

7. Income limits under PMAY-U 2.0 are: EWS (Economically Weaker Section) – up to ₹3 lakh annually; LIG (Low Income Group) – ₹3–6 lakh; MIG (Middle Income Group) – ₹6–9 lakh.

8. PMAY-U 2.0 has four verticals: Beneficiary-Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and Interest Subsidy Scheme (ISS).

9. Under BLC, eligible EWS families can receive assistance of up to ₹2.5 lakh to construct a new pucca house on their own land, with a maximum carpet area of 45 sq. m.

10. Under AHP, affordable houses with a carpet area of 30–45 sq. m. are constructed for eligible EWS beneficiaries by public or private agencies.

11. Under ISS, eligible EWS, LIG and MIG beneficiaries can receive interest subsidy on eligible home loans sanctioned and disbursed on or after 1 September 2024.

12. As on 9 August 2026, 1.25 crore houses had been sanctioned under PMAY-U and PMAY-U 2.0 combined, of which more than 1 crore houses had been completed and delivered.

13. As on 9 August 2026, about 18.38 lakh houses had been sanctioned specifically under PMAY-U 2.0.

14. Of the 18.38 lakh houses sanctioned under PMAY-U 2.0, 14.40 lakh were under BLC, 2.48 lakh under AHP, 1.36 lakh under ISS, and 13,046 dwelling units under ARH.

15. Among the 1.25 crore houses sanctioned under PMAY-U and PMAY-U 2.0, 1 crore houses were allotted to women, either in the name of the female head of household or under joint ownership.
